How much is my childcare center worth?
A childcare center is valued two ways: the operating business on a multiple of normalized earnings (commonly 2.5x–4.5x SDE for single centers), and the real estate separately on a cap rate applied to market rent (recently a median near 7.3% for sold childcare comps). Sold together, the two values combine. A confidential valuation accounts for your enrollment, lease, location, and tenant credit.
How long does it take to sell a preschool?
Identifying a qualified buyer can take a few months, but the bigger driver is the childcare licensing transfer — often six months or more, especially in a state like California where the licensing process is lengthy. Plan for the full timeline from listing to close to run several months to a year, faster when the financials are clean and the buyer is already in a specialist's network.
Should I sell the business, the real estate, or both?
Owners who hold both have the most flexibility. You can sell the operating business only, the real estate only (often with a leaseback), or both as a package.
